Tiburon Court's 36 townhouses were completed in 1981 by Calgary's Cairns Homes Ltd., stepped up the Bankview hillside from Twenty-third Avenue in three buildings atop a one-level concrete in-ground parking garage with assigned parking.
Each of three three-storey buildings houses four bungalow suites at grade and then eight more narrow two-level homes above them. The 12 bungalows all contain 840 to 845 square feet, while 18 of the two-level homes are 955 through 981 square feet, and six two-level homes have a smaller upper floor, so offer about 765 square feet each.
Each suite here has either a patio or a balcony, a living room wood-burning fireplace and one bathroom, which in the two-level homes is upstairs, where the builder placed a large oval two-person tub, but most have since been replaced by owners seeking a bit more bathroom floor area and needing only a standard-sized tub/shower combo. The development has no indoor common hallways; owners step outside and enter a stairwell to their indoor parking and storage, which features are a nice standard for these affordable homes.
Since 2005 the 36 homeowners have invested in new roofing, vinyl siding to cover the original cedar, repaired the concrete deck and replaced original wood stairs and rails with aluminum. Owners voted in 2001 to assign all exterior windows and doors to individual homeowners, so if those need repair or replacement, it's at the cost of that homeowner. Unit factors are assigned to suites in approximate proportion to their sizes.
